How a monthly payment is put together


This is a teaching tool. It shows how the parts of a monthly housing payment add up when you supply the numbers yourself. It does not know your credit, your income, your property, or what any lender would offer you — so it cannot tell you what you would pay, whether you qualify, or what you can afford, and it does not try to.

Every figure below is yours to supply, including the interest rate. This site does not publish rates and will not suggest one, because a rate that has not been priced to your situation would be a guess presented as a fact. Taxes, insurance, and mortgage insurance vary by property, program, and borrower — use a figure you have been given, or one you want to test.
