What it is
A USDA loan is backed by the U.S. Department of Agriculture and is built for homes in areas the USDA designates as rural. Eligibility depends on both the property's location and your household income.
People assume this rules out the Phoenix area entirely. It does not always — some outlying communities fall inside the eligible map. Checking takes a minute.
Who it may suit
- Buyers looking outside the dense metro core, where the map may work in your favour
- Households under the income limits set for the area
- Buyers who have little saved for a down payment
Worth knowing
- Many eligible buyers can purchase with no down payment.
- Guarantee fees apply, both upfront and annually.
- Both the address and your household income have to qualify. If either does not, this one is simply off the table, and we move on.
